In addition to providing expertise on facilities planning, program development, design coordination, and construction management, we excel at team building and strategic planning in projects involving multiple user groups and constituents.

Strategic Planning

We understand that a focused strategic plan is the foundation of a successful building program. We work with your organization’s management to define your mission and to align your vision with your organizational goals. We help you set priorities by providing you with the information to make informed decisions, and to ensure that stakeholders and constituents are working collaboratively towards a common goal.

Program Development and Implementation

When your building project requires a whole new way of doing business, we will help develop your program by creating or documenting policies and procedures, developing project scopes, writing process manuals, and establishing schedules. We can help define metrics to set expectations of progress.

Space Programming/POR

A clear and complete scope of work is essential for successful project development. We will facilitate programming by defining space requirements based on clients’ organizational goals. We have experience writing space programs for private sector clients, not-for-profits, and private foundations, and PORs for government agencies. Our goal is to right-size your project by analyzing your organizations current state and future growth, and by eliminating functional redundancy.

Project Consultation

Choosing a project delivery method and a contract vehicle that aligns with your priorities requires knowing the pros and cons of each method and understanding the primary drivers for project delivery. We will help align your project team with your requirements, schedule, and budget.  Solid project pre-planning will mitigate future issues.

Budgeting and Financial Management

We work with your financial manager to develop a financial model that tracks all project costs. In addition to design fees, construction budgets, furniture and equipment procurements, and soft costs for permitting, we track variances from your original budget. We may also develop cash flow projections to help you track your risk and exposure for the duration of your project.

Architect and Project Team Selection

We will guide the selection of an architect and project team by establishing the qualifications required for your project. Our process includes research, site visits, studio visits, and interviews. We will write Scopes of Work, RFPs, and Contracts for all members of the Design Team including Architect/Engineering team, Landscape Architect, Civil Engineer, Security Consultant, IT Consultants, Commissioning Agents, and Third Party Reviewers. We identify any specialty consultants needed for a successful project.

Integrated Building Technology Management

We work with a team of IT consultants and technology teams to seamlessly migrate your building technology systems, including IT, AV, security and surveillance to deliver a fully functioning facility on Day 1. We will integrate with your in-house IT service providers or recommend consultants to augment your staff for project delivery.

Physical Security Planning and Construction

We have experience managing the build-outs of secure work environments to ICD/ICS 705 technical standards. For our DoD and DOJ clients, we ensure that the design and construction conform to the standards that allow their respective sensitive operations to occur.

Contract Administration and Compliance

We will write the Scope of Work, issue your RFP, and negotiate contracts for the appropriate Construction Manager. We will coordinate and run interviews, develop selection criteria, and make recommendations for selection. We will manage coordination between your design team and construction team through the RFI and Addenda processes.

Legal Entitlements & Permitting

We will coordinate and expedite permits, easements, and entitlements with local officials in support of your project. We will work with local jurisdictions to facilitate Stormwater Management, Sediment Control, and Building Permits, as well as any required easements.
